Five property types. One contract structure.

Commercial pest control isn’t residential service with a bigger invoice. Different documentation, different schedules, different reporting. Here’s how Rhino handles each.

Restaurants & Food Service

Health-inspector-ready service. Documented treatment logs, pre-opening inspections, after-hours visits so the dining room never sees a tech. Roach, fly, and rodent pressure managed on a schedule that matches your reality, not a residential template.

HOAs & Master-Planned Communities

Common-area pest management for Greater Houston neighborhoods. Quarterly perimeter rounds on amenity centers, pools, mail kiosks, and clubhouses. Single contact, one invoice, predictable line item.

Retail & Office

Customer-facing properties get evening or pre-open service so foot traffic is never disrupted. Includes monitoring stations, exterior bait, and quarterly interior treatments where needed. Reports filed for property managers and corporate compliance.

Property Management & Warehouses

Multi-property contracts, tenant complaint response, and lease-required pest control letters handled on call. Whether you manage one industrial unit or a portfolio across Fort Bend, we work to your reporting cadence.

School Districts & Public Sector

Choice Partners Government Co-Op approved. We hold active commercial relationships with Lamar ISD, Deer Park ISD, Rice ISD, Texas City ISD, Caldwell ISD, Splendora ISD, Sweeny ISD, private schools, learning academies, the City of Fulshear, and Port Houston. Familiar with district procurement and IPM-compliant treatment plans.

Government Co-Op

Choice Partners Approved Vendor

Rhino is an active vendor under the Choice Partners Government Cooperative. Texas school districts and municipalities can contract with us directly through the Co-Op — no separate competitive bidding required.

Section 01 · Recurring contracts

Monthly, quarterly, or on your cadence.

Restaurants run on monthly. Offices and HOAs run on quarterly. Distribution warehouses run on bi-weekly during peak rodent season. We don’t shoehorn every commercial account into the same box.

Every contract specifies frequency, scope, response time for emergency calls, reporting cadence, and pricing. You sign once, we run the schedule, and your operations team never has to chase a tech.

Typical cadences
  • · Monthly: food service, healthcare
  • · Bi-monthly: high-traffic retail
  • · Quarterly: HOAs, offices, schools
  • · On-demand: warehouses, seasonal
What’s included
  • · Free walkthrough + scoping
  • · Digital service tickets
  • · Monthly summary reports
  • · Emergency re-treats included
  • · COI on request
Section 02 · Outdoor commercial

Commercial Mosquito Control for patios, common areas, event venues.

HOA pool decks. Restaurant patios. Apartment courtyards. Event venues with outdoor ceremony space. If your customers and residents are outdoors during Houston’s six-month mosquito season, you need treatment on a 21-day cycle, not annual fogging.

We treat shaded harborage zones (under decks, dense landscaping, irrigation wet spots) where adult mosquitoes rest during the day. Treatment knocks down the resting population and deposits residual that kills new arrivals across the property.

Best for
  • · HOA pools & common areas
  • · Restaurant patios & rooftops
  • · Apartment courtyards
  • · Event venues & wedding spaces
  • · School athletic fields
What’s included
  • · 21-day treatment cycle (Apr–Oct)
  • · Standing-water audit
  • · Larval breeding-site treatment
  • · Pre-event spot treatments
Section 03 · Compliance-ready

Commercial Rodent Control for food, retail, warehousing.

Rodent activity in commercial properties is rarely about an unlucky mouse. It’s about a structural gap, a delivery dock that doesn’t seal, or a dumpster placement issue feeding an established colony. We treat the conditions, not the rodent.

Tamper-resistant exterior bait stations, interior monitoring traps, and full exclusion auditing on the building envelope. Health inspector and warehouse-audit ready logs.

Industries
  • · Restaurants & food service
  • · Grocery & convenience
  • · Warehousing & distribution
  • · Retail & office
  • · Multi-family residential
What’s included
  • · Exterior tamper-resistant bait
  • · Interior monitoring traps
  • · Building envelope audit
  • · Sanitation recommendations
  • · Audit-ready service log
Section 04 · Asset protection

Commercial Termite Inspection — protect the building, document the work.

Texas termite pressure is constant. Commercial buildings, multi-family residential, and warehouses with wood framing, slab penetrations, or moisture exposure all need a documented termite program — not a one-time treatment that disappears when the contractor leaves.

Annual inspections, monitoring stations along the building perimeter, and full liquid soil treatment when active termites are confirmed. All work documented with photos and treatment maps for property records, lease compliance, or sale due diligence.

Inspection
  • · Foundation + slab perimeter
  • · Mud tubes & swarmer evidence
  • · Wood probing
  • · Moisture & drainage audit
  • · Photo-documented findings
Treatment options
  • · Liquid soil perimeter treatment
  • · Bait monitoring stations
  • · Annual re-inspection program
  • · Real-estate transaction reports
Section 05 · Liability protection

Commercial Fire Ant Control for athletic fields, parks, common turf.

Fire ants on a school athletic field, an HOA playground, or a public park aren’t a nuisance — they’re a liability. A single sting incident on documented untreated ground turns into an insurance conversation fast.

Yard-wide bait broadcast across the full turf area collapses entire colonies, including the queens. Then 90-day follow-up treatments handle the new colonies migrating in from neighboring properties. We document the treatment dates and coverage maps so property records show active management.

Best for
  • · School athletic fields & recess areas
  • · HOA playgrounds & trails
  • · Apartment courtyards
  • · Public parks & municipal turf
  • · Restaurant outdoor seating
Program
  • · Yard-wide bait broadcast
  • · Active mound spot treatment
  • · 90-day follow-up
  • · Coverage maps for records
Commercial FAQ

The questions property managers ask first.

  • What types of commercial properties do you service?

Restaurants, HOAs and master-planned community common areas, retail and office buildings, property management portfolios, warehouses, school districts, private schools, learning academies, and public-sector contracts. We hold active commercial relationships with Lamar / Deer Park / Rice / Texas City / Caldwell / Splendora / Sweeny ISDs, the City of Fulshear, Port Houston, Faith West Academy, Central Christian Academy, Rhodes School of Performing Arts, The Mela School, and Kids R Kids Learning Academy.

  • Are you Choice Partners Government Co-Op approved?

Yes. Rhino Pest Protection is an approved vendor under the Choice Partners Government Cooperative, which streamlines procurement for Texas school districts, municipalities, and public-sector buyers. Districts can contract with us directly through the Co-Op without separate competitive bidding.

  • Do you offer after-hours or before-open service?

Yes. Restaurants, retail, and office properties typically schedule service before opening or after closing so customers and staff are never disrupted. We coordinate access with property managers, GMs, or kitchen leads as needed.

  • How does commercial pricing work?

Commercial accounts are quoted after a free walkthrough. Pricing depends on square footage, service frequency (monthly is most common for food service, quarterly for offices and HOAs), pest pressure, and reporting requirements. Multi-property and multi-unit portfolios get bundled rates.

  • Do you provide treatment documentation for inspections and audits?

Yes. Every commercial visit includes a digital service ticket detailing what was applied, where, by whom, and when. Health-inspector-ready logs, EPA-compliant product labels, and SDS sheets are kept on file and provided on request. Property managers also receive monthly summaries.

  • Can you handle multi-property contracts?

Yes. We service property management portfolios across Greater Houston, including HOA management companies, retail leasing groups, and multi-restaurant operators. One point of contact, one consolidated invoice, customizable per-property reporting.

  • What if a tenant or employee complains between scheduled visits?

Same-property re-treats are included at no charge between contracted visits. Most tenant complaints are resolved within 24 hours. We log every complaint call, response time, and resolution so property managers have an audit trail.

  • Do you carry general liability and workers comp insurance?

Yes. Active general liability and workers compensation coverage. COIs (certificates of insurance) are issued on request and named-additional-insured certificates are available for property managers and lease agreements.
